A designed home, ready to build

Most of what we build starts as an idea. Palomar starts further along — a complete, architecturally distinctive home, fully designed for a specific piece of land at 4530 Palomar Drive in Fallbrook. It sits on nearly five acres in one of the last stretches of Southern California where you can still live on real acreage in the hills of North County wine country. The design is drawn, the site is graded and prepared, and the home is ready to build — as designed, or personalized to the way a family actually lives.

Designed around the views

The house was shaped by what surrounds it. Its indoor-outdoor plan is organized to pull the setting into nearly every room — Palomar Mountain to the east, the San Luis Rey River valley below, rolling hills, and the neighboring Ocean Breeze horse ranch. A covered loggia and broad walls of glass open the main living spaces to the landscape, so the panorama is part of daily life rather than something you step outside to see.

Room for more than one generation

Palomar is planned for how families actually grow. An optional in-law quarters or second primary suite, a main-level bedroom, and flexible shared spaces let more than one generation live together comfortably while each keeps a private retreat. Around those private wings the home opens up — a great room and family room, a kitchen with a butler’s pantry, a wine room, a study, an upstairs loft and gallery, a spa, and an oversized garage — the range of a true estate home.

Built to stand for generations

The architecture reads warm and timeless — board-and-batten, white stucco, and a stone base under simple gabled volumes — but it is built for today. A highly efficient passive-solar layout, fire-resistant exterior finishes, energy-efficient windows and doors, and healthy, durable materials are meant to make the home calmer to own and built to last for the generations who will live in it.

What ready-to-build actually takes

Getting a home to “ready to build” is its own discipline — feasibility, utilities, access, and the jurisdiction work that has to happen before anyone can break ground. On Palomar that groundwork is done and the design is complete, which is exactly what keeps the build that follows on schedule and on budget. For a family or a partner who wants a distinctive North County home without starting from a blank page, the hardest part is already handled.
